How can I see a house and visit the
area?
We arrange an inspection trip tailored to your requirements. If you prefer
to travel independently, we are happy to arrange a viewing appointment

How do I pay for a house I buy from you?
Depending on what stage of the building process you buy
at, it can be as little as a 10% deposit followed by
several staged payments over a period of time. We will We will send you
by email or post, whichever you prefer, a regular status report,
complete with photographs of your property. Also an Urbes Golf representative
is available in the showhouse to update you on any questions you may have
Can you help with organising a mortgage?
We have a business relationship with two banks nearby and we can introduce
you to the one which is most suitable for your needs.
What documents do I need to apply for
a mortgage?
- copy of your passport (D.N.I.)
- Legal domicile in Spain
- NIE (Foreigners Id number)
- Copies of annual tax presentations in the U.K.
- Certification of annual income by a CPA
- Letter of recommendation from your habitual banking institution,
stating the date since you bank with them.
What do I need to calculate correctly the amount
for a mortgage?
You have to have in mind that a mortgage has its proper costs: fiscal
costs (approx. 1,5% on top of the amonut you ask for),
commissions for the bank (normally not lower than 1% on the amount),
notary charges, property register, studies and estimate, fire insurance
and sometimes a life insurance as well. So you have to count with this
costs and not apply exactly for the amount you need to purchase the property,
because you may need more money for the expenses. The banks recommend
that the monthly payment for the rates should not be higher than 35
or 40% of your personal income.
Do I have to add any taxes to the prices of
the villas?
Yes, 7% for IVA (=spanish VAT) and 1% transmission tax
and document tax on the purchase price of the title deeds of the
property. You have to pay also the expenses for the notary and the property
register.
What about a solicitor to help with
the buying process?
The solicitor is not obligatory to purchase a real estate, but
it is recommendable. His job is to check the estate of
the property, if there are loans on it or any debts and prooves the titles.
He looks for the best way to realise the transfer of the property title
to avoid future problems. All in all he informs and accompanies you during
the whole procedure of purchasing your house.
I have the title deeds signed. Who is changing
the contracts, such as water, electricity, taxes etc. on my name?
We will realize all the necessary paperwork an documentation to
change the contrats on your name and we will keep you informed about the
process. The changing of the ownership in the title deeds will also be
arranged by us.
I have my house in Urbes Golf - what
expenses do I have with my status of beeing no-resident in Spain?
If the buyer is not resident in Spain, he is obligated to declare each
year his Renta and Patrimonio (wealth and income tax) for no-residents.
Also you have to pay to the townhall of Rojales the Impuesto sobre
el Bien Inmueble (IBI= span. municipal tax)) which is normally paid
by direct debit. Furthermore there are the payments for water
and electricity, possibly for telephone and
cable TV. A house insurance is recommendable.
Urbes Golf has no community charges, because there are no expenses
for the community.
I would like to have a pool on my plot. Can you help me?
Each plot at Urbes Golf is big enough for a private pool. We will prepare
a quote on the pool according to your personal needs and we also look
for the necessary licences and documentation.
